An active water leak can damage cabinets, flooring, ceilings and electrical fittings long before a plumber reaches the property. The first few minutes matter, but the safest response is usually simple: control the water, protect people and clearly document what is happening.
1. Find the nearest safe shut-off point
If water is flowing from a tap, mixer, appliance hose, toilet connection or accessible pipe, close the nearest isolation valve when you can reach it safely. If that does not stop the flow, use the propertyâs main water valve. In an apartment, notify building security or facilities management because a riser or shared line may require their access.
Do not force a valve that is seized, damaged or difficult to reach. A broken shut-off valve can make the leak worse. Tell the plumber which valve you tried and whether the flow changed.
2. Keep water away from electricity
Do not touch wet switches, sockets, appliances or distribution panels. If water is near electrical equipment, keep the area clear and contact building management or an electrician. Only isolate a circuit when the panel and your route to it are completely dry and you know which breaker is involved.
3. Protect the property without hiding the source
Use towels, buckets or a wet vacuum to contain accessible water. Move loose items away from the area. Avoid sealing, painting or covering the damp surface before the source has been checked; the visible mark often helps the technician trace where water travelled.
4. Send useful evidence before dispatch
A short video showing the flow, one wider photo of the room and one close photo of the fitting can save time. Include the property type, exact Dubai community, building or villa number, floor, parking instructions and any security or maintenance-desk requirement.
Diriyah Technical Services provides 24/7 plumbing services in Dubai for emergency leakage, PPR pipes and fittings, toilets, blockages, water heaters, water tanks, kitchens and bathrooms. The starting technician visit and initial diagnosis is AED 59. Repair labour, replacement parts, materials and specialist equipment are quoted separately before additional work starts.
Common leak locations in Dubai homes
- Flexible supply hoses below basins and kitchen sinks
- WC inlet valves, concealed cisterns and flush connections
- Water-heater valves and accessible connections
- PPR pipe joints and high-pressure fittings
- Water-tank connections and overflow lines
- AC drain lines, which require an AC diagnosis rather than a plumbing repair
When building management should be involved
High-rise properties may require a work permit, lift booking, service access or isolation of a shared line. Contact management immediately when water appears to come from another unit, a common corridor, riser, roof tank or concealed shared service. This helps avoid an unnecessary private repair where the building is responsible for access.
What to expect when the technician arrives
The plumber first confirms the visible symptom, water source, pipe or fixture type and safe access. You should receive an explanation of the likely repair, parts and additional labour before work continues. Keep damaged parts or photographs for your records when an insurer or building manager may ask for evidence.
