Dubaiâs hottest months put extra pressure on air-conditioning, water systems and electrical equipment. A short maintenance check before peak summer can prevent small leaks, blocked drains and overloaded fittings from becoming urgent problems when contractors are busiest.
Check cooling before you need maximum output
Run each AC zone and compare the airflow and temperature. Listen for new vibration, rattling or repeated shutdown. Look for water around indoor units and inspect accessible filters. Weak cooling does not automatically mean refrigerant is needed; airflow, drainage, controls and electrical components can produce similar symptoms.
Book AC repair or preventive maintenance when cooling performance changes. If vents show buildup, the home recently had renovation work or the system has not been inspected for a long period, compare the three AC duct-cleaning packages before selecting the scope.
Inspect visible plumbing connections
Open kitchen and bathroom cabinets and look for dampness, corrosion, staining or swelling. Check flexible hoses, PPR connections, isolation valves, WC supply lines, concealed cistern symptoms and water-heater connections. A slow drip can damage joinery before water reaches the floor.
Test drains one at a time. Slow drainage, repeated gurgling or odour may indicate buildup that should be assessed before a complete blockage. For an active leak or urgent fault, the plumbing inspection starts from AED 59; repair labour, parts and materials are quoted separately.
Review the electrical load
Do not ignore hot plugs, discoloured sockets, loose switches, flickering lights or breakers that trip repeatedly. Avoid stacking high-load appliances on extension leads. A qualified technician should inspect the circuit and fitting rather than simply replacing the breaker with a higher rating.
Use electrical services in Dubai for socket, switch, lighting, wiring or panel faults. If water is near an electrical fitting, keep the area clear and report both risks when booking.
Protect walls, ceilings and finishes
Cracked, bubbling or stained paint often points to movement or moisture. Fix the underlying leak or AC drainage problem before repainting. Photograph the condition, measure the affected area and keep a sample of existing paint, tile, wallpaper or wood finish where matching is important.
Diriyah Technical Services can coordinate painting, plaster repairs, wallpaper fixing, tiling and carpentry or wood flooring as separate, visible scopes.
Prepare access before the appointment
- Share the exact community, building, floor and property type.
- Confirm parking, security, lift booking and work-permit rules.
- Send clear photos and a short video of intermittent symptoms.
- Move small personal items away from the work area.
- Tell the team about high ceilings, locked plant rooms or occupied rooms.
- Ask for the scope, inclusions and additional charges before work starts.
Create one priority list
Start with active leaks, electrical safety and lost cooling. Then list preventive work and finishing tasks. One organised request helps the coordinator decide whether a single visit is practical or several specialist trades are required.
For official Dubai electricity and water information, refer to the Dubai Electricity and Water Authority. Property inspection and repair requests should still be directed to the appropriate maintenance trade.
The Diriyah Technical Services line is available 24/7 for urgent and scheduled requests in selected Dubai communities. Check the preferred service areas, then call or WhatsApp +971 55 513 4506 with your maintenance list.
